Situated within the grounds of Church Farm Barn, a beautiful thatched brick and flint converted Norfolk Barn, Arthur’s Cottage is a completely separate, very spacious cottage, less than two miles from the gorgeous Norfolk coastline.

About the home

As you approach the property you are met with large electric gates, leading to a car parking area for up to 3 cars (plus additional space for a boat/trailer if required). 

Arthur’s Cottage is in the grounds of Church Farm Barn, but completely private, with its own garden entrance and gated area. As you enter the property via the garden door, you will see a downstairs WC, and large kitchen diner area. 

Kitchen/Diner  – From the lobby you enter a decent sized and well equipped kitchen with ample storage space and food preparation area. There are patio doors with a view over the courtyard garden, large country style dining area,  kettle, toaster, dishwasher, washing machine, microwave,  induction hob, and ample pots and pans, baking trays, utensils and crockery.

Lounge: The lounge area comprises a large comfy sofa, two armchairs, TV, and a lovely electric stove, which is perfect as you can have a cosy fire without the heat in summer, and in winter you don’t need to go out in the rain for logs! It’s also much safer for children and dogs.

Family bathroom – This newly fitted family bathroom is fully tiled, and offers a bath with shower over, sink and toilet. 

Master bedroom – The very generous master bedroom features lots of light, a King size bed, TV, built in cupboards and storage space, dressing table, and en-suite bathroom with shower enclosure, toilet and sink. 

Second and third bedrooms – On the opposite side of the landing are the second and third bedrooms, both featuring TVs, zip link twin/super king size beds,  plenty of light, and storage space. 

Outside – The fully enclosed garden with secure fencing all around, it is very safe for children and dogs to run around and play, and has a patio area with a bistro dining set, large sunshade, bbq, two reclining sunchairs, and large grassed area with flower border. The perfect place to while away those balmy summer evenings with a glass of wine, after a long day at the gorgeous local beaches

Edingthorpe and the local area

Edingthorpe is a small hamlet in a remarkably unspoilt pocket of countryside in North-East Norfolk between the coast and the broads. The coast at Bacton and Mundesley are about 2 miles away and have excellent sandy beaches as well as good local shopping facilities. 

Bacton is known for its very quiet sandy beaches offering miles of walking along the beach and cliffs. A pleasant sandy beach that stretches all the way to Mundesley in one direction and Walcott in the other. It is never busy at Bacton beach as there is no shortage of room. There is a car park at Cable Gap with sloped access.

Bacton Woods are a very popular spot with locals for walks, and are just over a mile by foot or 5 minutes in the car. 

East Ruston Gardens are only about 3 miles away and they are a wonderful place to visit,  especially if you are a garden lover.

The thriving and historic market town of North Walsham is about 2.5 miles away, and a range of supermarkets, leisure facilities and shops. North Walsham also has a train station with trains to Sheringham and Norwich. 

Wroxham is also about 9 miles away, and has lots to offer, including the Norfolk broads, day boats for hire, a small town centre with shops and plenty of places to eat and drink, pubs, a local department store, railway station 

The coastal village of Mundesley is a great starting point for country walks with plenty of footpaths, circular routes and walking trails including Paston Way and and the Norfolk Coast Path and is also on the Deep History Coast Discovery Trail and has its own Discovery Point. Mundesley’s award winning wide sandy beach, with colourful beach huts and shallow rock pools, is an ideal playground for children of all ages, and there is also great year-round sea fishing.

Like Horsey beach a few miles down the coast, Bacton is a good place to spot a seal or two. Grey seals and pups are commonly sighted along this stretch of coast. The village also boasts a fish and chip shop, two cafes, a church and a convenience store

The bustling market town of Norwich is about 45 minutes away with its picturesque lanes, buzzy market, cultural displays and dining treats. And of course there are our two famous Cathedrals and Norwich Castle, which was built by the Normans as a Palace over 900 years ago. It is now a  museum and art gallery where children can discover more about East Anglia’s own Queen Boudicca.  The Museum of Norwich is packed full of exhibitions and interactive displays, or why not enjoy taking the hop-on-hop-off bus to see the city?

Not too far away is Great Yarmouth – a lively resort with an endless list of entertainment and places to eat – not forgetting the Pleasure Beach with its infamous Snail ride, a nine-acre amusement park, the Time and Tide Museum and the brilliant Hippodrome Circus – one of the last purpose-built circus buildings in the UK. Thrigby Hall Wildlife Gardens is a must if you love animals, and Pettitts Animal Adventure Park has something to do with children of all ages.

If you fancy something a bit more energetic, why not test your nerves at Pleasurewood Hills Family Theme Park. Set on 50 acres, the theme park has rides up to 50mph as well as water-based ones. Smaller children will enjoy the Flying Elephant ride and Big Train – there are also sea lion and parrot shows.

We stayed recently for a family get together and had a great time. The property was perfect. Very spacious, clean and welcoming. Everyone felt like they had their own space and the communal living space was generous, with lots of room for big dinner and space to play games etc. the house had everything we needed and even had children's plates/ bowls/cups etc. the owners also left us some local goodies and treats for the fur babies (again. Thank you so much) We traveled with the family pets too who had a great time running round the spacious garden. The views are incredible and location was perfect, being right by the beach. Unfortunately the good old British summer let us down on the weather front, but that didn't matter, we had nice evenings in and drove to a number of farm shops and local towns. Thank you again for a lovely stay.

We were pleasantly surprised with how spacious the rooms were, the pictures do not do it justice. It's a beautiful place to stay and we all felt truly comfortable and relaxed being there. It made the holiday all the better knowing we had a nice place to come home to after a busy day out exploring. The owners were there to greet us and say goodbye - very friendly and helpful with places to go and nearby facilities. It's a great location with access to beaches within a 10 minute drive as well as supermarkets etc. We enjoyed a great boat tour of the Broads which is a short drive away, the local beach of Bacton which is beautiful and peaceful, visited Cromer where the children enjoyed the crazy golf and fun fare rides, and we went further afield visiting Wells next the sea. Would definitely recommend this place and also hope to visit again

Great hosts. Lovely big cottage. Huge living room with plenty of seating and lots of natural light coming in even on a dull day. Bedrooms again huge in size and very comfortable. Bathrooms were clean and a great standard. Kitchen diner was well equipped with every utensil needed . Clean and well presented. The grounds were immaculately kept and plenty of off road parking. The cottage is a great venue for escaping the rat race, close to Cromer and surrounding villages. If we were to revisit Norfolk I wouldn't hesitate to re-book this beautiful cottage.
