About the home

On arrival – This stunning property offers the best of open plan living with fantastic countryside views. It is an immaculately presented and newly renovated cottage style barn conversion. It also comes with a separate annexe in the garden.

Lobby – With plenty of storage for shoes and coats, a WC and basin

Rear lobby/utility/WC – From the rear door you enter the utility room with washing machine, tumble dryer and clothes airer, perfect for wellies and muddy paws

Kitchen – This lovely modern kitchen is very well equipped and benefits from a range of wall and base units and an electric ‘AGA’ oven, large American style fridge freezer, toaster, dishwasher, coffee machine, microwave, and a large Island with drawers

Open plan dining room and lounge – The lounge/diner benefits from exposed beams, an inglenook fireplace with a wood burner, full height windows letting in lots of light and has access to the downstairs bedroom which benefits from French Doors leading out the the front courtyard. This spacious area is newly decorated in grey tones and features a central staircase, tiled flooring, large comfortable sofas, driftwood coffee table, lamp, Smart TV, barn style doors, cosy rugs and a dining area with table and chairs to seat 6

Bedroom one – Gorgeous cosy twin bed room with a beamed ceiling, two single beds, wardrobe, bedside tables, lamps and a large window feature.

Stairs lead to the first floor landing area which serves the two double bedrooms and the modern fitted shower room.

Bedroom two – Beautiful warm king sized bedroom with a vaulted beamed ceiling, bedside tables, lamps and vanity unit with mirror.

Bedroom three – Lovely size room with double bed, bedside tables, lamps, cupboard, wardrobe space and freestanding mirror

Family bathroom – High beamed ceiling, large corner shower enclosure, tiled walls, wood panelling, large basin area with plenty of storage, mirror and WC.

Garden – Outside the property benefits from a large gravel driveway and access to the rear courtyard garden and annexe. Currently arranged with plenty of sitting area and provides the perfect entertaining space for alfresco dining in the Summer months.

Annexe – The former triple garage has been converted into a one bedroom annexe  sleeping a further 2 guests, which comes with a fully equipped kitchen, sitting room, shower room and a king sized bedroom.

There is enough parking for both properties and plenty of outside space for you to enjoy, both at the front of the main barn and in the rear garden, between The Annexe and main house.

 

About Edingthorpe

Edingthorpe is a small hamlet in a remarkably unspoilt pocket of countryside in North-East Norfolk between the coast and the broads. The coast at Bacton and Mundesley are about 2 miles away and have excellent sandy beaches as well as good local shopping facilities. The thriving and historic market town of North Walsham is about 2.5 miles away, and a range of supermarkets, leisure facilities and shops. North Walsham also has a train station with trains to Sheringham and Norwich. Wroxham is also about 9 miles. 

The coastal village of Mundesley is a great starting point for country walks with plenty of footpaths, circular routes and walking trails including Paston Way and and the Norfolk Coast Path and is also on the Deep History Coast Discovery Trail and has its own Discovery Point. Mundesley’s Blue Flag wide sandy beach, with colourful beach huts and shallow rock pools, is an ideal playground for children of all ages, and there is also great year-round sea fishing.

Bacton is known for its very quiet sandy beaches offering miles of walking along the beach and cliffs. A pleasant sandy beach that stretches all the way to Mundesley in one direction and Walcott in the other. It is never busy at Bacton beach as there is no shortage of room. There is a car park at Cable Gap with sloped access.

Like Horsey beach a few miles down the coast Bacton is a good place to spot a seal or two. Grey seals and pups are commonly sighted along this stretch of coast.

The village boasts a fish and chip shop, two cafes, a church and a convenience store.

From the Blue Bell pub in North Walsham follow Bacton Road, out of town, this becomes the North Walsham Road, follow this for about 4 miles until you reach Green Farm barn on your right and there is a sharp turn on the left (this is not signposted) opposite and then almost immediately at a very small crossroads turn left onto Green Lane, drive for a few 100 yards past 3 cottages on the left, and Meadow Barn is the first cottage on your right.

From Walcott Beach front, drive roughly 3 miles out of Bacton, don’t take the first signposted exit to Edingthorpe on the right, take the 2nd Right which is not signposted, but is just before a red “concealed entrance” sign, next to Green Farm, go to small crossroads and go straight ahead to Green Lane, drive for a few 100 yards past 3 cottages on the left, and Meadow Barn is the first cottage on your right.

Great location - quiet but near enough to small local town for essentials. Barn is beautifully converted to a high standard, with quality furnishings and tasteful decor. Beds were very comfortable and everything worked as it should! A hairdryer would have been a welcome addition but cannot complain when everything else was so perfect 😀

We stayed at Meadow Barn. A stunning property. Immaculately clean and everything we needed for a 4 night stay. We wish we could have stayed longer! This property was perfect for our family of 5 and we would love to come back again, perhaps bringing the grandparents so they can stay in the beautiful annex! So much to see and do nearby including beautiful sandy beaches. It was a last minute booking and we received fantastic service and help. We will definitely be returning to Norfolk and highly recommend East Coast Hideaways. Thank you so much for the great service.

Beautiful property! We stayed at Meadow Barn and the property is a great size with beautiful decor. Immaculately tidy. The property is rural but about 2 miles to coast and various restaurants. The kitchen is incredibly well equipped and the welcome hamper was a lovely touch! With homemade chutney and jam. 3 great size bedrooms including one on the ground floor. Sky TV was a plus. East Coast holidays are incredibly well organised with great booking processes and information. Will absolutely book via them again. Highly recommended
