About the home

The Roost is a sustainable holiday home on the private Kinrara Estate, just outside Aviemore. From a deck overlooking fields, you can take in the Cairngorms in the distance or unwind in the hot tub for a night of stargazing. The Roost has underfloor heating, a log burner, and an oil radiator for cosy nights, and guests can enjoy the dramatic weather through the huge glass window.

The Roost has been cleverly designed and features everything you need for a beautiful stay. It is fitted with a bedroom, bathroom, dining area, and a fully equipped kitchenette with ceramic hobs, fridge, toaster, microwave, cookware and crockery, ideal for preparing breakfast or whipping up a light lunch. It also has bed linen, towels, and a flat-screen TV.

There is a private terraced garden from their outdoor dining area where guests can take in the ambience of the surroundings, fitted with a table, chairs, and recliners to lay back and relax under the stars.

The bedroom area features a super comfortable king-size bed with duck down duvet and the finest linen, and there is an ensuite shower room with a hot shower, flushing toilet and washbasin. The room features a small but efficient woodburning stove, which keeps the Roost warm throughout the year. There are two USB charging ports above the bed, a large panoramic window fitted with an electric blind, and although you won’t find any Wi-Fi here, there is a strong 4G mobile signal with most networks. 

You are located within the heart of the Cairngorm National Park in the Scottish Highlands. Boasting some of the finest views of the Cairngorm mountain range, they are ideally situated for a family getaway, romantic retreat, or special occasion where you can explore the best Scotland offers.

The Roost is situated next to Stag’s Hide, close enough if booking together but separate enough to be completely private.  

The Kinrara distillery is only a short walk away, and there’s a choice of local breweries and distilleries, all within a few minutes drive. In winter, you can see the Cairngorm ski runs from the door, with the Mountain Centre lifts only a short drive away. There’s also plenty to explore in spring and summer, with the centre of Aviemore a brisk 20-minute walk away.

Aviemore and the local area

Aviemore is a well-known and popular holiday destination with beautiful scenery and an abundance of things to do for all ages – a year-round destination, snowsports being the popular winter activity and walking, climbing, biking, and other activities the main summer draw. The village is also an excellent family base, with many award-winning attractions in the town and surrounding area and a great selection of shops, restaurants, cafes and bars.

Aviemore is situated between two fabulous ski resorts, The Cairngorm mountain range and The Lecht, so snowboarding and skiing are within easy reach.

The Cairngorms is a natural playground offering watersports, snowsports, incredible walking and cycling routes, and 12 golf courses. It’s even home to the only sled dog centre and the UK’s first permanent bridge-based bungee jump. It was also officially recognised in November 2018 as one of the best places in the world to see the spectacle of the Northern lights, with Tomintoul and Glenlivet being awarded gold tier ‘Dark Sky Park’ status by the International Dark-Sky Association.

Britain’s largest National Park is also home to unique and critical wildlife that people come from all over the world to see. The magnificent hills and surrounding area are home to 25% of the most threatened species in the UK, so you will never run out of things to see and do.

The magnificent National Park offers a plethora of trails which connect to the famous Speyside Way, and within the National Park are 43 Munros and 5 of the 6 highest mountains in GB. The Speyside Way links the Moray coast with the edge of the Grampian Mountains. You’ll find stunning scenery, attractive villages and more on these walking routes and some of the many whisky distilleries.

Speyside offers some of the world’s best golf. James Braid designed the Boat of Garten and Spey Valley Golf Course in Aviemore. Kingussie, Newtonmore and Grantown-on-Spey offer enjoyable 18-hole courses, and Carrbridge and Abernethy are delightful 9-hole venues for a more leisurely day out. The boat of Garten Golf Club is 14 km from the property.

The Highland Wildlife Park is 11 km from the holiday home, and the nearest airport is Inverness Airport, 61 km from The Roost.

There are plenty of walks for all ages and all abilities, with General Wade’s Old Military Trail running past the cottage and a pleasant 20-minute walk to the shores of picturesque Loch Alvie. The more daring in your group may choose to hurtle through the pine forest on a zip wire at the nearby Zip Trek Adventure Park, but whatever you decide to do, Stag’s Hide is the ideal base to explore this stunning part of Scotland.
