A GORGEOUS RUSTIC COTTAGE FULL OF ORIGINAL CHARM AND WARMTH
Wag-tail Cottage is tucked away in the peaceful Norfolk village of Ingham Corner, only 2.2 miles from the beautiful sandy beaches of the Norfolk coast. The cottage itself is aged approximately 240 years old and has had a fairly recent sympathetic extension which has increased the overall size of the property, but still kept the original Norfolk flint cottage features.
Cart Gap beach is very special, almost unknown and far from the madding crowds, with a car park, beach walk, and lovely café. Sea Palling is only slightly further away, at 2.9 miles, and has all you could need from a beach resort – amenities, ice creams, warm donuts, and fish and chips! And why not pop to Happisburgh to see the famous red and white lighthouse, at under 3 miles too. A huge choice of beautiful coastline.
If you’d prefer to stay closer to home and leave the car where it is, there are miles and miles of gorgeous country walks from the front door. The owner is happy for you to bring a pooch or two with you, so why not get out and enjoy the local footpaths – the best one leads you straight to the local pub. If you’re feeling a bit fancier, why not treat yourselves to a table at the excellent 14th century Ingham Swan gastropub, which is under a mile away.
There is parking for two cars just beside the cottage on the block paved driveway.

GROUND FLOOR BEDROOM
Beautiful king size bedroom with plenty of cupboard space, and is very light and airy. Freshly decorated with top quality linens too.
The kitchen is a beautifully fitted galley style with loads of kitchen units and space, wooden floors, built-in oven and hob, microwave, toaster, large fridge freezer, washer/dryer, dishwasher, and coffee machine too. It comes with exposed brick and a custom made stair gate, so looks stunning and is full of character.
Easy access to here from the kitchen. The extending dining table seats 6 almost in front of the wood burner. You can see the Sony Smart TV from there too if you fancy some downtime or want to keep the kids entertained! The lovely stable door leads straight from the lounge to the garden and is ideal to let the sun and warm air in during the summer months. There is a new 4 seater leather sofa and a single leather arm chair in the lounge area, directly in front of the woodburner and tv. There is an additional tub chair in the dining area should you need extra seating.
With lovely thick walls true to the age of the cottage, the lounge has the perfect view through the period feature window directly to the garden.
FULLY ENCLOSED GARDEN
The property boasts a decent sized fully enclosed mature garden, with high fences, metal kettler and 6 chairs, wood store, raised oak border, lawn area side gate. There is also a gas BBQ for guests to use. A new shed has also been put up for storing bikes and muddy boots!
This room is just off the landing and overlooks the rear garden. There is a rather lovely oak framed double bed and plenty of storage/hanging space too. The exposed beams add charm to this room together with a decorative fireplace and a cosy warm feel. The Velux window adds an extra light feel to this beautiful room which overlooks the rear garden.
Also just off the landing, this room has twin oak framed beds with side tables. Again there is storage/hanging space and some lovely exposed beams. Again, this room has a Velux window to ass extra charm and look out over the rear garden, so is kept nice and warm by the sun!

WHY INGHAM CORNER?
Ingham is a small village that lies close to the village of Stalham and is under 3 miles from Sea Palling on the Norfolk coast. There are still the remains of the old priory and the medieval village is mentioned in the Doomsday Book! It comes with its own cricket club too, if you’d like to pass some time on a sunny afternoon.
The nearby market town of Stalham lies within the Norfolk Broads. With a bustling high street and supermarket, you can visit here to stock up on your arrival. Once you’ve settled in, why not hire a boat from nearby Stalham Staithe and spend the day looking for the elusive kingfishers!
Hickling Broad is a short drive away and is a 600-hectare nature reserve, managed by the Norfolk Wildlife Trust, it’s also an Area of Outstanding Natural Beauty. It has the largest reed-bed in England and hosts some rare insects and birds. You can also hire boats from here as well as visit the two lovely waterside pubs!
Potter Heigham is a village on the River Thurne and is situated 12 miles north of Norwich and only 6 miles from Wag-tail Cottage. The village is known for its medieval bridge, two national nature reserves, day boat hire and the Weavers Way footpath.
Address and directions
From A149 at Stalham take the turning onto Old Market Road, signposted towards Ingham, Lessingham and Sea Palling. Stay on this road out of Stalham town and when you get to the S bend (opposite the Ingham Swan) take the first bend round to the left and then go straight on, rather than continue round to the right. Approx 1 mile down this road, you will come into a small hamlet of houses. At the T-junction, turn left immediately down the small track on the left and Wag-tail Cottage is 2nd on the left.
