Walnut Cottage is simply stunning. From the layout and decor to the peaceful location, this beautifully converted, luxurious single-story barn conversion is just incredible.
There are views across the fields from all of the bedrooms, which are home to a vast amount of wildlife, which you can sit and watch from the huge fitted hot tub just outside on the patio. The bi-folding doors from the open plan lounge open up to the fully enclosed courtyard, which also boasts a large patio set and dining area.
Happisburgh and Cart Gap beaches are under 2 miles away, and there are lots of very quiet walks from the front door too. Ideal for dog owners and those with kiddies.
There is dedicated parking for two large cars in the gravelled area outside the barn. Entry to the Cottage is through a slate and wood front porch with plenty of room to store muddy boots and coats.
Open plan kitchen
When you first open the solid stable door leading from the porch to the cottage, you are in for a treat. Wood as far as the eye can see, modern lighting, and an exceptionally clean glossy kitchen. Non-slip Karndean wooden flooring throughout, very modern stylish kitchen with a small electric Aga, microwave, dishwasher, coffee machine, toaster, kettle, small fridge freezer, and a large choice of cooking utensils and cookware if you are feeling adventurous.
From the kitchen looking across to the lounge, there is lots of modern lighting and attention to detail, and a lovely wooden table and chairs to seat 4. Two comfy sofas (both also sofa beds), flat-screen QLED Smart TV, family games, and wide bi-fold doors out to the patio area.
Off a door from the kitchen, you are met with a long light hallway, of which there are two bedrooms and a family bathroom. The main, king-sized bedroom, boasts a very comfortable new king size bed with wardrobe, chest of drawers, hairdryer and flat-screen Smart TV. There are stunning views across the fields from the bed, so why not make yourselves a cuppa and stay put for a while.
En-suite shower room
Modern spacious shower room, with toilet, sink, shaver point and storage. Very high standard of finish.
Comfortable new superking size bed that can be split into twin beds for flexible sleeping arrangements. Clothes storage in two chests of drawers. Views across the fields to wake up to in the morning, and a pretty bench under the window to hide away on with a book and steaming hot drink.
Modern tiled bathroom with over bath shower, sink and unit, shaver point and toilet.
The courtyard is fully enclosed with a 6ft high wall and 3ft fence/gate to offer you complete privacy, from the deer and rabbits! There are uninterrupted views across the fields from the hot tub, which is completely tucked away in the corner. There is also enough seating for nine people at the outside lounge area, which also converts into a dining table and is only a few steps from the bi-folding doors back into the lounge, perfect for al-fresco summer dining.
The Walnut is a non-smoking property.
Bookings are from Saturday – Saturday with short breaks sometimes available out of season (Nov – Feb excluding school hols) if there is the availability
The Walnut is a detached property but shares an outside gravel area and access with the owners’ property
There is a charge for the use of the washing machine
There is a 34 litre countertop freezer in the shared laundry room
The paddock is shared but use whenever you want - no need to make arrangements with us
The property is wheelchair accessible but we would suggest that it is more suitable for limited mobility once inside
The historic village of Happisburgh has a secluded sandy beach and a fascinating history showing the earliest signs of humans in Britain. The constantly changing coastline, its 18th century lighthouse and 15th century church makes Happisburgh a fascinating place to explore.
Pronounced “Haze-bruh”, and spelt ‘Hapesburg’ in the Domesday Book, the name means ‘Haep’s Town’. Happisburgh became a site of national archaeological importance in 2010 when flint tools over 800,000 years old were unearthed. This is the oldest evidence of human occupation anywhere in the UK.
In May 2013, a series of early human footprints were discovered on the beach at the site, providing direct evidence of early human activity at the site. Such an interesting place!

The Walnut is in the small hamlet of Happisburgh Common, approximately 1 mile from the coast.
From the A149 Stalham – Wroxham road, take the B1159 towards Bacton. Follow signs to Happisburgh.
Just after East Ruston church on the brow of the hill, turn right down Vicarage Road and go past East Ruston Vicarage Gardens. At the end of this road is a T junction, turn right here. About 200 metres on your left, opposite the flint house (Victoria Cottage), turn down the drive. Stay on the right hand side, going past cottages and then turn right through the 5 bar gate. You can park on the left as you go in.
